Vacation Rental Agreement
The Gulf Haven Vacation Rental Agreement establishes the professional relationship between Gulf Haven Realty & Property Management (“Gulf Haven,” “we,” “our,” or “Manager”) and the property owner (“Owner”) for the professional management of short-term vacation rental properties.
This page provides an overview of the services, responsibilities, and operating procedures associated with our vacation rental program. Our objective is to maximize your property’s earning potential while protecting your investment and delivering an exceptional guest experience. While this page summarizes the primary provisions of our Vacation Rental Agreement, the executed agreement signed by both parties shall govern the management relationship in its entirety.
Purpose of the Agreement
This Agreement establishes the responsibilities, authority, and expectations granted to Gulf Haven for the professional management of the Owner’s vacation rental property. Our goal is to protect your investment, maximize occupancy and revenue, and provide a consistently outstanding guest experience.
Vacation Rental Services
Gulf Haven provides comprehensive vacation rental management services, which may include property marketing, listing optimization, dynamic pricing, reservation management, guest communications, calendar management, check-in coordination, housekeeping scheduling, maintenance coordination, owner reporting, and compliance with applicable laws and regulations.
Owner Responsibilities
Owners agree to maintain their property in a safe and rentable condition, maintain required insurance coverage, disclose known property conditions, fund approved maintenance when necessary, and cooperate with Gulf Haven to ensure a positive guest experience.
Guest Services
Gulf Haven manages guest inquiries, reservations, communications, arrival instructions, issue resolution, and post-stay follow-up. We strive to deliver responsive customer service while enforcing house rules and protecting the Owner’s property.
Property Care & Maintenance
Routine housekeeping, turnover inspections, preventative maintenance, vendor coordination, emergency repairs, and property condition monitoring may be coordinated by Gulf Haven to preserve the property’s condition and maintain high guest satisfaction.
Revenue Collection & Owner Payments
Gulf Haven collects rental revenue, applicable taxes, fees, and authorized charges on behalf of the Owner. Owners receive regular financial statements detailing rental income, expenses, management fees, maintenance charges, and owner distributions in accordance with the executed Agreement.
Insurance Requirements
Owners are responsible for maintaining adequate property and liability insurance appropriate for short-term vacation rental operations. Gulf Haven recommends reviewing coverage periodically to ensure continued protection as regulations and risks evolve.
Term & Termination
This Agreement remains in effect until terminated in accordance with its written provisions. Either party may terminate the Agreement by providing the required written notice as outlined within the executed Vacation Rental Agreement.
Limitation of Liability
Gulf Haven performs management services with reasonable professional care and industry best practices. Except where prohibited by law or resulting from gross negligence or willful misconduct, Gulf Haven shall not be liable for indirect, incidental, or consequential damages arising from the management of the property.
