Home Watch Agreement
The Gulf Haven Home Watch Agreement establishes the professional relationship between Gulf Haven Realty & Property Management (“Gulf Haven,” “we,” “our,” or “Company”) and the property owner (“Owner”) for the monitoring and visual inspection of residential properties during periods of vacancy or absence.
Our Home Watch services are designed to provide Owners with peace of mind by conducting scheduled visual inspections, identifying potential concerns early, and communicating timely observations. While this page summarizes the primary provisions of our Home Watch Agreement, the executed agreement signed by both parties shall govern the services provided.
Purpose of the Agreement
This Agreement establishes the scope of Home Watch services provided by Gulf Haven, including scheduled visual inspections, reporting procedures, communication expectations, and the responsibilities of both Gulf Haven and the Owner.
Home Watch Services
Home Watch services may include scheduled visual inspections of the home’s interior and exterior, verification of security, operation of selected systems, identification of visible maintenance concerns, storm checks, contractor access, and other services selected by the Owner.
Inspection Schedule
Inspection frequency is determined by the selected Home Watch service plan. Gulf Haven performs visual inspections according to the agreed schedule and provides timely reports documenting observed conditions at the time of each visit.
Owner Responsibilities
Owners agree to provide Gulf Haven with property access, emergency contact information, current utility service, operating instructions when necessary, and authorization to communicate regarding maintenance or emergency situations affecting the property.
Emergency Response
If Gulf Haven discovers conditions requiring immediate attention, reasonable efforts will be made to notify the Owner promptly. When immediate action is necessary to help prevent further damage or protect the property, Gulf Haven may coordinate emergency services or qualified contractors as authorized by the Home Watch Agreement.
Reporting & Communication
Following each scheduled inspection, Gulf Haven provides a detailed inspection report summarizing observations, photographs when appropriate, recommended actions, and any issues requiring the Owner’s attention.
Fees & Billing
Home Watch service fees are established within the executed Home Watch Agreement and may vary based on inspection frequency, property size, requested services, and additional visits authorized by the Owner.
Term & Termination
This Agreement remains effective until terminated according to its written provisions. Either party may terminate the Agreement upon the required written notice as specified within the executed Home Watch Agreement.
Limitation of Liability
Home Watch services consist of non-invasive visual observations performed during scheduled visits and do not constitute engineering, construction, code compliance, or home inspections. Gulf Haven shall perform services with reasonable professional care but cannot guarantee the future condition of the property or prevent unforeseen events.
