Gulf Haven Vacation Rental Cancellation Policy
Guest Cancellation
Free Cancellation Within 24 Hours of Booking
Guests may cancel their reservation within 24 hours of making the reservation and receive a full refund, provided the reservation was not made within 72 hours of the scheduled check-in date.
Full Refund Up to 72 Hours Before Check-In
Reservations canceled 72 hours or more before the scheduled check-in date are eligible for a full refund of all payments made.
Cancellations Within 72 Hours of Check-In
Reservations canceled less than 72 hours prior to check-in are non-refundable unless otherwise approved by Gulf Haven or the property owner due to exceptional circumstances.
Payment Authorization
Reservations are not considered confirmed until payment has been successfully authorized and processed. Gulf Haven reserves the right to cancel any reservation if payment is declined, reversed, or cannot be successfully collected within the required payment timeframe.
Weather and Emergency Events
If a property becomes unavailable due to a hurricane, tropical storm, wildfire, flood, mandatory evacuation order, or other government-declared State of Emergency that makes occupancy unsafe or legally prohibited, Gulf Haven or the property owner may cancel the reservation. Guests will receive a full refund of all amounts paid for nights that cannot be occupied.
Voluntary travel cancellations due to forecasted weather, personal travel concerns, or transportation delays are subject to the standard cancellation policy unless otherwise required by law.
Property Owner Cancellation
Although rare, Gulf Haven or the property owner reserves the right to cancel a reservation due to circumstances beyond our reasonable control, including but not limited to:
Property damage or maintenance issues affecting guest safety.
Utility failures or mechanical issues that render the property uninhabitable.
Natural disasters or emergency conditions.
Double-booking caused by verified system errors.
Circumstances preventing legal occupancy of the property.
In such cases, guests will receive a full refund of all payments collected.
Guest Conduct and Rule Violations
Gulf Haven and the property owner reserve the right to terminate a reservation without refund if guests violate the Rental Agreement, House Rules, community association requirements, or applicable laws.
Examples include, but are not limited to:
Unauthorized parties or events.
Exceeding maximum occupancy limits.
Unauthorized pets.
Smoking in non-smoking properties.
Illegal activity.
Excessive noise or disturbances.
Damage to the property.
Refusal to comply with reasonable management instructions.
Guests removed from the property due to rule violations are not entitled to refunds for unused nights.
Refund Processing
Approved refunds are generally processed using the original payment method within 5–10 business days, depending on the guest's financial institution.
We strongly recommend that all guests purchase rental insurance to protect against unforeseen cancellations, travel interruptions, weather-related events, illness, or other circumstances not covered under this policy.
Additional rules information
- 100% Refund: Guests who cancel their reservation at least 72 hours prior to their scheduled check-in date and time will receive a full refund of all amounts paid, including any reservation deposit.
- Within 72 Hours of Arrival: Cancellations made less than 72 hours before the scheduled check-in are non-refundable.
- Early Departures & No-Shows: Refunds will not be issued for early departures, late arrivals, or no-shows.
- Travel Insurance: We strongly recommend purchasing travel insurance to protect against unforeseen circumstances that may require cancellation.
