Property Management Agreement
The Gulf Haven Property Management Agreement establishes the professional relationship between Gulf Haven Realty & Property Management (“Gulf Haven,” “we,” “our,” or “Manager”) and the property owner (“Owner”). This page provides an overview of the services, responsibilities, and key terms that govern our property management relationship.
Our goal is to protect your investment, maximize its performance, maintain compliance with applicable laws, and provide responsive, professional management services. While this page summarizes the primary provisions of our Property Management Agreement, the executed agreement signed by both parties shall govern the management relationship in its entirety.
Purpose of the Agreement
This Agreement establishes the responsibilities, expectations, and authority granted to Gulf Haven for the professional management of the Owner’s property. Our objective is to preserve the value of your investment while providing exceptional service to owners and residents alike.
Management Services
Management services may include property marketing, tenant screening, lease administration, rent collection, inspections, maintenance coordination, vendor management, accounting, owner reporting, legal compliance, and other services authorized by the Owner or required to properly manage the property.
Owner Responsibilities
Owners agree to maintain appropriate insurance coverage, provide accurate property information, maintain sufficient reserve funds when required, comply with applicable laws, disclose known property conditions, and cooperate with Gulf Haven in the management of the property.
Management Fees
Management fees are established within the executed Property Management Agreement and may vary depending on the services selected by the Owner. Additional fees for leasing, maintenance coordination, inspections, or other services will be disclosed within the Agreement before becoming applicable.
Maintenance & Repairs
Gulf Haven coordinates routine maintenance, preventative maintenance, emergency repairs, inspections, vendor scheduling, and repair oversight to help protect the Owner’s investment. Emergency repairs necessary to protect life or property may be authorized without prior approval when circumstances reasonably require immediate action.
Accounting & Owner Statements
Owners receive detailed financial reporting that includes rental income, expenses, management fees, maintenance costs, owner distributions, and other transactions related to the managed property. Gulf Haven maintains accounting records in accordance with applicable Florida law.
Insurance Requirements
Owners are responsible for maintaining adequate property, liability, and any other insurance required for the protection of their investment. Gulf Haven recommends maintaining sufficient coverage throughout the duration of the management relationship.
Term & Termination
This Agreement remains in effect until terminated in accordance with its written terms. Either party may terminate the Agreement by providing the required written notice as specified within the executed Property Management Agreement.
Limitation of Liability
Gulf Haven performs management services in good faith and with reasonable professional care. Except where prohibited by law or resulting from gross negligence or willful misconduct, Gulf Haven shall not be liable for indirect, incidental, or consequential damages arising from the management of the property.
